The least expensive agent can turn out to be very expensive.
If you believe every Realtor is going to put your home in the MLS, stick a sign in the yard, take some photographs, hold an open house, and wait for a buyer, then of course you should hire whoever charges the least. That assumes the service and the outcome are going to be the same.
They are not.

Commission is the easiest thing to compare. It is also the least useful.
There is an enormous difference between putting a home on the market and creating and managing a strategy to sell it.
A good agent is investing time before your property ever goes live. Analyzing the market. Helping decide what should and should not be done to the house. Coordinating resources. Developing the pricing and positioning strategy. Paying for professional marketing. Using technology to increase exposure. Communicating with other agents. Monitoring buyer response. Negotiating when offers come in.
Behind me there are also people and resources I pay for and rely on to execute that strategy. My clients work directly with me, but I am not trying to personally be the photographer, the stager, the contractor, the transaction coordinator, and the marketing specialist. I bring in people who are very good at what they do.
The question is not “what commission do you charge.” The better question is “what are you actually going to do to put me in the strongest position to get the outcome I want.”
Because the least expensive agent becomes very expensive if the home sells for less than it could have, sits on the market longer than it needed to, or the transaction falls apart because something was not handled properly.
What working with me looks like in practice.
Direct access, start to finish
Every client works directly with me. You will never be handed to a coordinator or wonder who is actually managing your sale. The person you hired is the person doing the work.
Preparation that starts before the sign goes up
A pre-listing inspection so we find issues before a buyer's inspector does. A professional stager walking the home with me room by room. Honest guidance on what is worth doing and what is not worth spending money on.
A vendor network you do not have to build
Contractors, painters, landscapers, cleaners, organizers, handymen, stagers, and senior transition specialists I have already vetted and worked with. I coordinate them. You are not calling around for quotes.
Marketing I pay for
Every listing receives professional photography, professional video, drone and aerial media, floor plans, and a full set of digital marketing assets. I invest in the marketing of my listings across the board rather than deciding property by property whether one deserves it. A property description written so buyers understand how someone would live there, structured to perform in both traditional search and AI-driven search tools.
Marketing that keeps up with how buyers actually search
Modern marketing backed by advanced technology, sophisticated digital targeting, and strategies that continually evolve with the way today's buyers search, evaluate, and ultimately choose a home. Buyer behavior has changed and it will keep changing. The technology is the engine. The judgment about how to use it is mine.
Pricing built on evidence, not optimism
I show you the comparable homes. The photographs, the condition, the days on market, the original list price, the final sale price, the concessions. You look at the same information I am looking at, and then you decide.
Somebody watching the transaction
Once we are under contract, either I or my assistant is following it. Is financing progressing. Has the appraisal been ordered. Is underwriting moving. Does the closing attorney have what they need. I do not want to find out three days before closing that something that should have happened three weeks ago never happened.
You should never have to chase me for an update.
I communicate frequently, but I do not communicate just to be able to say I communicated.
If there is an important development, you know about it. If we receive an offer, you know. If there is an issue, you know. If I see something developing that could affect our strategy or our closing, we talk about it.
I also adjust to the client. Some sellers want a great deal of information and want to be involved in almost every step. Others want me to manage the details and tell them what they need to know. That goes back to the very first conversation and understanding how you want to work with me.
My sellers don't have to manage the process, but they should always know what's going on.
You should feel informed and in control without feeling like you personally have to chase down every moving part.
Who I work with.
I work with a specific kind of client. Homeowners across Raleigh, Cary, and the surrounding Triangle who are selling during a life transition. Downsizing. Retirement. A move closer to family. Managing an inherited property.
That kind of sale is not purely transactional. It is emotional, and it is often complex. My approach is high touch and customized, not a one-size-fits-all system.

If we are not the right match, I would genuinely rather both of us know that in the first conversation. There are excellent agents in this market. I am not the right one for every seller, and I am not interested in pretending otherwise.
