Who I work with
Most of my clients are selling during something bigger than a move.
A luxury home is often one of the largest financial assets someone owns. But during a major life transition, it is rarely just an asset.
There are years of memories in it. There may be family members involved, or a spouse who is no longer there, or a parent who has moved into care and cannot make these decisions themselves. There are financial considerations and difficult conversations attached to almost every room.
My job is to understand both sides of that. I can respect what a home means to you while still looking at it objectively, through the eyes of the buyer who is going to purchase it. I can give you time when you need time, and still tell you when I believe we need to move forward or change direction.
And I can take something that initially feels very complicated and make it manageable, one decision at a time.

Almost everything that determines your outcome happens before the sign goes in the yard.
Selling does not begin when the listing goes live. By the time buyers see your home, the decisions that determine what it sells for have already been made.
Understand
Before anything else, I want to know why you are selling, what your timing is, what you are worried about, where you are going next, and how involved you want to be. Not every seller wants the same thing from their agent. The process should be tailored to you, not the other way around.
Prepare
A pre-listing inspection so we find issues before a buyer does. A professional stager, room by room. Repairs worth making and repairs worth skipping. Contractors, painters, landscapers, and organizers from a network I have already vetted, coordinated by me. The exterior gets the same attention as the interior.
Position and launch
Every listing gets the full package: professional photography, professional video, drone and aerial media, floor plans, and the digital assets built to maximize exposure. Not selectively, and not only when a property seems to warrant it. Modern marketing backed by advanced technology and sophisticated digital targeting, with strategies that evolve alongside how buyers actually search. Then a deliberate mid-week launch built to concentrate attention going into the weekend.
Negotiate and manage
Every offer reviewed line by line, not just on price. Financing, due diligence, earnest money, contingencies, and the buyer's actual ability to perform. Then somebody watching the transaction all the way to closing so nothing quietly falls apart three days before you are supposed to hand over the keys.

An algorithm can see square footage, bedrooms, bathrooms, tax records, and previous sales. What it cannot do is walk through your home and compare what a buyer will actually experience there against what buyers saw in the homes that recently sold.
So I go further. I look at the actual comparable properties. The interiors. The renovations. The condition, the lot, the location, the days on market, the original list price, the final sales price, the concessions. Then I show you those homes side by side with yours, so you are looking at the same information I am.
Two homes can look nearly identical on paper and be very different in the eyes of a buyer.
