Selling a home in Cary

Cary is one of my two primary markets. If you own an upper-bracket home here and you are considering selling, particularly if this sale is tied to a larger life decision, here is how I would handle it.

Cary sellers usually have more equity than they realize, and more to protect.

Many of the homeowners I work with in Cary have built real equity in their homes. That usually means two things at once: consequential decisions, and a home that reflects how they have lived rather than what today's buyer is shopping for.

Both of those matter to the outcome.

The equity means the decisions here are consequential. A pricing mistake at this level is not a rounding error. And a home that has been lived in and loved almost always needs a different kind of preparation than one that was flipped two years ago.

That is not a criticism of the house. It is just the work.

The preparation conversation, honestly.

The question is never whether to renovate everything. It rarely is.

The question is which specific things will change how a buyer responds, and which are not worth your money.

I walk the property with a professional stager and give you a straight answer on both. Sometimes the highest-return work is paint and editing what is already in the house. Sometimes it is more. I will tell you what I recommend, and I will tell you what I would skip.

I am not interested in having sellers spend money for the sake of spending money.

We are no longer decorating the home for the people who live there. We are preparing it for the people we want to buy it.

Pricing a Cary home against what buyers actually paid.

I pull comparables similar in style, age, size, bedrooms and bathrooms, lot, and location. Ideally within about a mile and within the last 90 days.

Then I look at the photographs of every one of them. Renovated or original. Well maintained or tired. How long each sat. What the original list price was compared to the final number. Whether concessions changed the real economics.

Then we look at where your home sits between them, together.

You decide what price goes on your home. My job is to make sure you are deciding with the same information I have.
