So when I build your pricing analysis, I am not just pulling sales near you. I am looking at the photographs of those homes. What the interiors looked like. What was updated and what was not. How long each took to sell. What it actually closed for, and whether concessions changed the real number.
Then I show you those homes next to yours, so you are looking at what buyers looked at.
An algorithm cannot do that. It does not know which Raleigh kitchen reads current and which one reads 2006.
